Ready Listo is a shopping center strategically located at a highly visible and frequently traveled corner in Hialeah, one of Miami-Dade County’s most populated cities. Known for its blue-collar working-class neighborhoods, Hialeah features a dense concentration of apartment buildings and thriving businesses. C-REV's deep understanding of Miami-Dade’s diverse neighborhoods enabled the team to quickly identify the opportunity to acquire this well-priced asset.

Previously owned by a high-net-worth family with a successful business presence throughout Miami-Dade County, the property was initially slated for development. However, when their plans changed, the family’s strong personal relationship with C-REV principal Javier Cervera allowed for an off-market acquisition of the asset. At the time of purchase, 90% of the tenants were on month-to-month leases, reflecting the previous owners’ intentions to develop the property without extending existing leases. This situation aligned perfectly with C-REV’s strategy of identifying opportunities to increase rents to market rates and enhance tenant mixes, thereby realizing true value-add potential.

Following the acquisition, C-REV undertook substantial property renovations and negotiated new leases, resulting in an increase in income from $896,613 to $1,792,157—an additional $895,544 in revenue, leading to higher returns for partners. Additionally, C-REV successfully refinanced the property, returning 41% of the original equity invested to partners.

The property was purchased for $12,740,000 and, thanks to these enhancements, its current market value is $22,650,000, reflecting an increase of $9,910,000.

Since the acquisition, the center has maintained nearly 100% occupancy, benefiting from steady annual rent growth driven by the dynamics of this densely populated city and its excellent location.
