
Biscayner South / Edgewater Miami Assemblage
Situated one block west of Biscayne Blvd, one of Miami’s most iconic avenues, this land assemblage was strategically pieced together over a 3-year period through a series of calculated acquisitions. Cervera Real Estate Ventures (C-REV) worked closely with each seller to secure several parcels, culminating in the assembly of 61,170 sq. ft. of continuous land, covering nearly an entire city block in the burgeoning Edgewater neighborhood.
Among the assets acquired, one building was repositioned and leased to a Montessori school, while another parcel housed a long-standing local supermarket. C-REV successfully renegotiated the supermarket’s long-term lease, securing a buyout to occur at a specified future date. The final parcel, a parking lot, was leased to the Montessori school as parking upon acquisition.
These properties, with their existing businesses, generated steady income, providing attractive returns to the partners—a demonstration of C-REV’s “covered land play” strategy of acquiring valuable land that offers interim income.
The property featured high-density, multi-use zoning, which significantly increased its value once assembled. C-REV’s expertise in maximizing income during the holding period and negotiating key lease buyouts was instrumental in the eventual sale to a developer group.
The property was purchased for $5,602,100 and sold for $30,000,000 in the year 2022.
